Annotation

Annotation — an entry stamped on a title’s memorandum of encumbrances (the back page), recording someone else’s registered interest: a REM (mortgage collateral), a notice of lis pendens (active lawsuit), an adverse claim (asserted interest, 30-day effectivity but litigable after), a Section 4 Rule 74 note (extrajudicial estate settlement — heirs and creditors can claim for two years), a reconstituted-title note (Section 7, RA 26 — legitimate but the classic fake-title costume), easements, attachments. Reading them in time order is the core diligence skill of lesson 3.8: each one is priced or walked from, never skimmed.
