Asset

An asset is something you own that reliably puts cash into your pocket without your ongoing labor — a savings program paying dividends, a rented-out property clearing its costs, a business that runs without you. The test is the direction of monthly cash flow, not the price tag and not what an accountant calls it. By this test, a mortgaged condo with no tenant is not an asset, whatever the brochure said.
