Bedspace — the boarding-house model: renting by the bed in shared rooms near universities, hospitals, CBDs, or industrial zones. The highest yield per square meter in PH residential (8–15% achievable) because multiple paying tenants share each footprint; build costs run ~₱18k–35k/sqm, and a ₱800k–1M build on land you already own can gross ₱20k–60k+/month. The price of the yield: 10–20 tenant relationships, shared-facilities operations, and 15–30 effort-hours/month unless a live-in caretaker (₱8–15k/month, in the NOI) compresses them.
