Collection rate — the share of billed rent actually collected. Your underwrite assumed ~95%+; the operating system that delivers it: due dates aligned to the tenant’s payday, digital payment with automatic receipts, a written late policy (grace days, penalty) enforced the first time — the first tolerated late payment sets the real policy — and a documented trail, because ejectment courts read paper. Audited quarterly against the underwrite in 3.9’s dashboard, alongside occupancy and repairs.
