Deed of sale

Deed of sale — the notarized Deed of Absolute Sale transferring ownership, triggering the tax deadlines (CGT/CWT, DST) and starting the transfer sequence: taxes → BIR’s Certificate Authorizing Registration (CAR) → Registry of Deeds issues the new title → assessor updates the tax declaration. Where conditions are pending — your loan take-out, staggered payments — a Contract to Sell comes first, converting to the deed on completion. Notarization makes it a public document; the sequence’s order is everything, and 2–6 months of processing patience is normal.
