Ejectment — the PH legal action (unlawful detainer or forcible entry) for removing occupants who won’t leave, running through barangay conciliation and then the courts. Styled “summary” procedure; budget months to years, legal fees, and zero rent while dues and RPT keep accruing — and at Pag-IBIG sales, possession is explicitly the buyer’s problem, “without assistance from the fund.” The reason occupied foreclosures are the cheapest tier, the reason first-timers filter them out, and the reason 3.9 front-loads risk control at tenant screening: the legal backstop is slow.
