Exit liquidity
Exit liquidity — the pool of buyers behind you, without whom your “exit strategy” is a listing that ages. The PH secondhand condo market’s honest shape: no institutional bulk buyer, no buyback programs, resale studios in oversupplied districts sitting 6–18+ months, competing against the developer’s own discounted, freebie-laden new units in the same building. Also the term’s darker usage: in a flat pre-selling market, the person who bought at launch hoping to sell at turnover discovers he was the exit liquidity — for the developer.
