Lis pendens (notice of lis pendens) — an annotation on a title warning that the property is subject of pending litigation; whoever buys takes the property subject to the case’s outcome. One certified true copy from the Registry of Deeds (₱200–300) reveals it before you offer — the canonical example of why the 3.6/3.8 rule is pull the title yourself before bidding on anything, and a full stop until a lawyer explains exactly what the case is.
