RFO (ready for occupancy)

RFO (ready for occupancy) — a completed unit you can inspect, buy, and rent immediately, as opposed to pre-selling’s promise of one. In the current oversupply, RFO is where the negotiating power sits: developers holding years of unsold finished inventory offer visible discounts, lease-to-own terms, and waived fees on stock they must move — and you can verify the unit, the building, and the actual rental market before paying. The 2025–26 expert consensus in the course’s data-anchor video: negotiate hard on RFO rather than betting on pre-selling appreciation.
