TCT / CCT

TCT / CCT — the two Torrens certificates. A TCT (Transfer Certificate of Title) covers land, with improvements following it; a house purchase wants the TCT plus tax declarations for land and improvement. A CCT (Condominium Certificate of Title) covers a unit plus an undivided share in common areas atop a master deed — the land belongs to the condo corporation, which comes attached as a permanent business partner (dues, house rules), and the 40% foreign-ownership cap per project shapes the resale buyer pool.
