Tenant screening
Tenant screening — the pre-lease verification of a tenant’s ability and history of paying: documented income (rent ≤ ~30% of it), employment, prior-landlord and employer calls, and an interview. The PH twist that changes its weight: there is no FICO shortcut, and the legal backstop (ejectment) runs months to years — so screening isn’t one control among several; it is most of the risk control you get. Screen on ability-to-pay and payment history, never on identity; document everything, because a future court will ask.
